TULSA, OK -- Developers believe they can revive a dilapidated building in downtown Tulsa.

A real estate investor has purchased the Enterprise Building on Boston, and hopes to convert the space into something that will attract both businesses and residents.

The Enterprise Building has been around since the 1950's, but is now sparsely used. The nine-story structure has sat largely unused for more than a decade. Will Wilkins, who will help redevelop and revamp the building, believes he can change that.

Wilkins says investors were attracted to the Enterprise Building because of its location. It's close to downtown employers and across the street from Tulsa Centennial Park. Exact plans are still in the preliminary stages, but the revitalization will center around urban-style apartments.

While the space is gutted right now, developers envision a series of lofts on the upper floors. They say they will offer a more affordable option to people looking to live downtown.

"I think you've got several demographics downtown that have different price points and different needs for housing. I know there is a more significant need for affordable housing in the downtown market," said Wilkins.

Only time will tell if people will be willing to relocate to the Enterprise Building. Developers think they will, and are confident it will create a domino effect for revitalization in central downtown.

"We're hoping that this is a kind of a jumping board for the rest of the 6th Street area, and that others will follow suit and bring more attractive housing into the area," said Wilkins.

There are a few businesses that do use the first floor of the building. They have been given 90 days to vacate.
