A developer has a plan to bring a Reasor’s, new apartments and a parking garage to downtown Tulsa.

The Tulsa Performing Arts Center Trust owns the land where it could be built, and Thursday, the Trust got more details.

The plan by Indianapolis-based Flaherty and Collins would bring 240 luxury apartments, a 32,000 square foot Reasor's and a parking garage for more than 600 vehicles on the current surface parking lot that sits along Cincinnati between 3rd and 4th.

Thursday, developer Ryan Cronk had a face to face meeting with the group that will end up telling him yes or no.

"We are happy with this plan how it is currently laid out, but we are not shoving it down anyone’s throats," Cronk said.

From the beginning, the Trust had concerns over losing parking, but the proposed garage would give theater patrons more spaces.

They wanted to know how the development could benefit Tulsa in the long run. Cronk pointed out a national trend of big name employers moving headquarters to downtowns if they have employees living there.

Cronk said, “I think you guys are on the cusp of seeing a lot more residential come downtown, and you will see that office growth as well because they want to be closer to that action.”

The Reasor's would be a different model from any of the current locations in Tulsa - a smaller footprint geared more towards prepared meals and smaller transactions.

“What I would call a two bag approach - people come in for odds and ends, like a gallon of milk, before they go home," said Cronk.

Now the PAC Trust mulls it over and will soon vote on whether the vision is their vision for the lot that sits in the heart of the city.
