As you drive around the area near 71st and Memorial, you might notice something new. Vacancies.
For years, it was the center of the retail universe in Tulsa. But that's been changing. News on Six reporter Steve Berg says the "old" Target store on 71st is now vacant. But real estate watchers say, "don't worry", it's all part of the normal cycle. The Target Store moved voluntarily. But it may be difficult to find someone who's willing to take its place.
"They are so large there aren't many tenants that can step into an old space and take it over." Real estate broker Dion Gantt says older buildings like the former Target and the soon to be former Kmart are now an in-between size that are difficult fit for a business. "They're not quite big enough for the original store, and yet the store's in good shape."
Besides the Target and the Kmart, there's the old Service Merchandise store that's been vacant for months. Next-door is the old General Cinema Theater. And there are many smaller properties too. The old Grandy's restaurant at 71st & Memorial has been vacant for a long time. The Black Eyed Pea restaurant a few blocks to the east is closed. And to the south, something very seldom seen, a McDonald's restaurant has closed up shop.
But business owners say any reports of the area's death are greatly exaggerated. "Business is good, it's surprising to see some of these chains moving."
Nextel dealer Dan Macek says he thinks the area still has a solid retail foundation. "Obviously the mall, I don't think the mall going anywhere anytime soon. That spot right there will be there for a long time, 15 to 20 years as a major retail area. It'll take awhile, it'll take while, but it will get re-leased."
